Rental terms

1. Landlord: Daniel Goller, Via Pozzo 6, 22020 Faggeto Lario (CO), Italy. These terms apply to stays at Villa Fauna Flora Lago (CIN IT013098C2JQ2FPLD5) booked directly through cistiamo.com. The rental is a short-term holiday let for tourist purposes.
2. Contract: The contract is concluded when you receive our booking confirmation by email. The person who books must be at least 18 years old and is responsible for all guests. Because the booking is for fixed dates, there is no statutory 14-day right of withdrawal.
3. Price: The price shown when you book includes rent, final cleaning (180 €), bed linen, towels, water, electricity, heating, air conditioning and Wi-Fi. We cover the local tourist tax for you as a courtesy.
4. Payment: 30 % is due at booking and the rest automatically 7 days before arrival. If you book less than 7 days before arrival, the full amount is due at booking. If the balance is still unpaid after a reminder, we may cancel the booking under the cancellation terms.
5. Security deposit: Before arrival we hold 1,000 € on your card. If there is no damage, the hold is released after departure, usually within 7 days. Damage, missing items or cleaning beyond normal use can be charged against it, documented by our video check before and after the stay. Damage above that amount remains payable.
6. Cancellation by you: Please cancel in writing by email. Up to 14 days before the check-in date you get a full refund. From 14 to 7 days before, you get 70 % back. Less than 7 days before or if you don't arrive, you get 50 % back. We recommend travel cancellation insurance.
7. Cancellation by us: If we have to cancel, for example because the house cannot be used, you get all payments back in full. Further claims are excluded unless we acted intentionally or with gross negligence.
8. Arrival and departure: Check-in from 16:00 with the key box, check-out by 10:00. Please tell us if you arrive late. Earlier or later times are possible by arrangement.
9. Guests and house rules: At most 6 guests, children included, may stay overnight. Events and parties are not allowed, smoking only outside, quiet hours 23:00 to 8:00. Pets are welcome; their owners are liable for any damage. In case of a serious breach we may end the stay without a refund.
10. Guest registration: Italian law requires us to register every guest. Please send a copy of the passport or ID of all guests before arrival. Without it we cannot hand over the house.
11. Care and liability: Please treat the house as your own and tell us about any damage straight away. You are liable for damage caused by you or your guests. We are not liable for valuables or for outages of water, power or internet beyond our control. The path to the lake is steep; using it is at your own risk. Children must be supervised.
12. Law: Italian law applies. If you book as a consumer, the mandatory consumer protection of your country of residence remains unaffected.
